6 Ways to Prep for the Spring Market as a Seller

The Spring Market starts earlier and earlier every year. It's February, and we are already generating multiple offers on our listings and going to war for our buyers on their purchases! I have absolutely sprouted a few new gray hairs (er, silvers)!
If you’re a homeowner looking to capitalize on "busy season" for home buying in the Greater Philadelphia region, I've compiled a few things you can do now in order to list at the height of the market come April or May.
Start decluttering! I tell all of our clients to minimize, organize, and depersonalize. Less is more! This guarantees your home will present in the best possible condition. It will also give buyers the opportunity to visualize themselves (and their belongings) in your home. You'll do yourself a favor getting ahead on packing, too! Utilize storage spaces. Clear out miscellaneous drawers and cabinets. Channel your inner Marie Kondo. Make a good first impression! Future you will thank past you.
Host a yard sale. As you declutter, you'll likely gather a few items you won't want to bring to the new digs. Sell items you don’t want to toss or donate. Also, Facebook Marketplace is your BFF! I'm not kidding - my husband and I made $700 between Marketplace and pawning things off to our sphere!
Collect your most recent escrow statement to confirm your property taxes, and home insurance payments are up to snuff.
Meet with a Realtor (hello!) to game-plan. This sounds like common sense, but often it's the most intimidating part so people delay it. We love guiding our clients from start to finish so they do not overlook anything. Also, during our listing appointment, we will discuss goal price and market data so we can ensure we get you top dollar. We will provide you with a Seller's Estimated Net Sheet, which will itemize all costs involve with your sale.
Tackle the U&O inspection list. Be proactive and ensure your home is ready for the township inspector. If you schedule a listing appointment with us, well bring you a list with all items needed for your respective borough or township.
Plan ahead and pick a date you want your house to launch. If you live in your home, plan to be out of your house for 4-6 hours for the first weekend. We'll optimize that window for open houses and group showings. The first two weeks are the most critical. It's when your property will get the most exposure. If all goes as planned, we'll get it sold quickly.
