5 Listing Tips to Sell Your Home (and Fast)

Preparing your home for sale can feel like a daunting task. However, arm yourself with the right real estate agent and a checklist consisting of just a few easy steps (get your mitts on our listing guide), and your home will be sold in no time. Check out these five listing tips for selling your home fast:

  1. Price it Right. Our favorite cheesy mantra - there are 15 reasons why a property doesn't sell. The first is price, and the remaining 14 are price. Work with your real estate agent to conduct market research and prepare a CMA (comparitive market analysis). This will help determine a competitive and holistic listing strategy that buyers will respond to. Pricing high will not generate showings or guarantee a buyer will make an offer that is close to your goal. Buyers are educated. We want to strike right from the start
  2. Stage your home. We will work with you to help stage and prepare your home so that it's photo-ready! Staging your home is the key to not only selling, but maximizing your return. Focus on mininmizing and decluttering your home. That random box of winter clothes? Seal it up and (neatly) store it in the basement. Ideally, we minimize and organize every room. Declutter the space(s), including the kitchen counters, bathroom, dressers, etc. Less is always more
  3. Take professional listing photos. Your listing photos are arguably your greatest marketing asset. Today's buyer often sees a listing online first, and that means we have to present captivating and engaging photos. We work with the best photographers in the buisiness and hire them once your home is photo-ready. We will also hire a videographer to film some footage of your property so that buyers have a virtual walk-through experience prior to touring
  4. Write an inviting listing description. Contrary to popular belief, people still read! Work with your real estate agent to create a listing that will impress buyers. Highlight key features, benefits, and unique qualities of your home to focus on the aspects that make it unique. Include improvements that you've made over time (like new roofs, mechanicals, etc.). Buyers like low-maintenance homes. This will be the finishing piece of the marketing prep puzzle
  5. Promote, promote, promote. The more people your listing reaches, the quicker your home will sell. Talk with your agent about which websites are best for your area, and make sure your home is listed on at least four different real estate sites. We always syndicate to third parties like Zillow, Redfin, Realtor, etc. However, we will also promote on our website and create some engaging content to post on social platforms like Instagram. We'll also work with you to create a custom marketing stratgey that includes broker's opens, public open houses, local business collaborations, and beyond
